When renting residential accommodation in Spain, the following are the standard requirements.

1. One month’s rent as holding deposit
2. One month’s rent in advance and thereafter monthly in advance
3. The tenant will pay utility bills directly to the Landlord on a monthly basis.
4. A personal reference may be requested.
5. Finders fees to the Agent are payable and shared between the Landlord and tenant.


The usual term on a rental contract would be for a minimum period of 6 months to a maximum period of 11 months with an option to renew if so required.
